Alpine Property Collective – Booking Terms & Conditions

These terms apply to all bookings made with Alpine Property Collective Pty Ltd across all properties under our management.


Quick Summary

  • By booking with us, you accept these terms and conditions.
  • All merchant fees are non-refundable.
  • Strict guest limits apply – exceeding the allowed number of guests may result in significant fines under National Park regulations.
  • Pets are not permitted in any of our properties located within Kosciuszko National Park.
  • Cancellations and changes must be submitted in writing to bookings@alpinecollective.com.au.
  • A 10% fee of the total amount paid for the booking always applies for the administration of cancelling.
  • Travel insurance is strongly recommended, particularly for illness, accidents or COVID-related issues.

Summer Season Bookings (October – early June)

These conditions apply to any properties year round outside of Thredbo Village such as The South Coast or Adaminaby.

Payment Terms

  • 25% deposit is required at the time of booking.
  • If booking within 30 days of arrival, full payment is required.
  • Full payment must be received no later than 30 days before arrival or the reservation may be cancelled. If cancelled due to non-payment, your deposit will be refunded minus a 10% cancellation fee.
  • Final balances will be deducted automatically from the credit card used to pay the deposit unless alternative arrangements have been confirmed.

Cancellation Policy

  • Cancel more than 30 days prior: a 10% cancellation fee applies.
  • Cancel within 30 daysno refund will be issued.
  • Failure to arrive without notice will result in full cancellation with no refund.

Changes to Bookings

  • Changes are not permitted within 30 days of arrival.
  • Outside this period, requests must be submitted in writing and are subject to availability.
  • Bookings may not be transferred more than 12 months into the future.

Snow Season Bookings (June – early October)

Payment Terms

  • If booking within 60 days of arrival, full payment is required.
  • Final payment must be made 60 days before arrival or the reservation may be cancelled. If cancelled due to non-payment, a 10% cancellation fee will apply.
  • If your booking is under a payment plan, alternate payment milestones may apply as communicated to you at time of booking.

Property Use, Guest Responsibilities & National Park Rules

  • Alpine Property Collective operates within Kosciuszko National Park, and strict environmental regulations apply.
  • Guest numbers must not exceed the occupancy limits stated on your booking confirmation. Exceeding these limits may result in significant fines, which will be passed on to the booking party.
  • Pets are strictly prohibited in all properties located within Kosciuszko National Park.
  • Any damage, loss, or additional cleaning required due to breach of occupancy rules or misuse of the property will be charged to the booking party.

General Terms

  1. We reserve the right to cancel any reservation due to unforeseen circumstances. If this occurs, we will notify you promptly and attempt to provide alternate accommodation. If no suitable alternative is available, a full refund will be issued. No further compensation will be payable.
  2. Additional services incurred during your stay and not billed at check-in may be charged post-departure to the card on file.
  3. Check-out is 10:00am unless otherwise agreed in writing. Late check-outs may incur additional fees.
  4. You must not exceed the number of guests confirmed in your booking.
  5. You remain personally liable for the full value of the reservation and any additional charges.
  6. You are responsible for any damage or loss caused to the property or its contents during your stay.
  7. Lost or unreturned keys may result in re-keying or lock replacement charges.
  8. We are not liable for any personal items, valuables or vehicles brought to the property.
  9. By confirming your booking, you release Alpine Property Collective, its staff, and affiliated property owners from any liability relating to the loss or damage of your personal items during your stay.
  10. You consent to receiving occasional promotional emails unless you opt out in writing. We comply with the Australian Privacy Principles regarding personal information collection and use.

Special Offers

  • All special offers are subject to availability and must be booked consecutively in the same property.
  • Offers cannot be combined and are valid only for advertised periods.
  • Standard cancellation and booking policies still apply to these offers.

Privacy & Security

We value your privacy. Your personal details are kept secure and are never sold or shared.
All online transactions are encrypted via 128-bit SSL, meeting current industry standards.
